Contracts
Contractual agreements between the tenant and ourselves is agreed in both English and Spanish. Our contracts have been prepared by a lawyer and therefore they are legal and correct.

Security Deposit
2 Methods available here in Spain. First a bankers agreement giving you full security on your long term contracts, secondly a cash deposit equivalent to one months rental value. All collected and kept secure by us in a Vida Desierto Client account.

Rent
Rent is collected on a monthly basis and payments transferred from the agency to your account – Also you will receive an email confirmation with the bank statement attached.

Utilities
This is usually every other month. On the receipt of the bills we will collect and forward into your account in full!

Inventory
We will prepare this for you if you do not already have one.

1st Point Of Call
At any stage through the contractual agreement there is a problem; I will be contacted and will therefore alert the other party. Actions then can be carried out to rectify the problem, only upon the owner’s approval.

Advertise your property
We will visit and assess your property. Take photos and compile advertisement on your behalf. You will benefit then from our regular advertising in the local papers, advertising on our website and other locations. The highlight is our location on Mojacar playa; you will be visible from our office which is located on the Parque Commercial roundabout in with Spanish Property Choice. This is the centre of business activity in Mojacar giving your property the best chance of being seen. As we are a legal company and comply with theDecree 218 Law in Andalucia we require the following from You the owner;

• Copy of your NIE
• Copy of your Passport
• Copy of your Title Deeds
• Copy of your Note Simple
• Copy of your Utility Bills
• Copy of your IBI (if you have this)
• Copy of your Community Rules.

Collection of Rental Fees
Collected from the guests and payments transferred from the agency to your account – Also you will receive an email confirmation with the bank statement attached.

Security Deposit & Proof of Identity
The refundable security/breakages deposit is held by us and only released to your guests following a property inspection at the end of their stay. A copy of the passport of the main party leader is also held on file for security.

Inventory
We will prepare this for you if you do not already have one.

Maintenance
Any maintenance that may arise can be quickly and efficiently dealt with. Notification to you the owner is our priority and only on your approval will works be carried out. Giving you peace of mind that your house really is in safe hands.

Pool Maintenance
Should your property have a private swimming pool we can arrange regular pool maintenance for you.
